SiteLink Web Edition is the most-installed FMS in self-storage. If you’ve been in the industry for more than a few years, you’ve probably used it. It does a lot well: deep feature coverage, a massive integration ecosystem, and operator familiarity that reduces training time.

The honest case against SiteLink isn’t that it’s bad. It’s that it was designed for a world where every facility has a staffed front desk, managers log in from a workstation, and tenants interact with a person. That world is shrinking fast.

The mobile problem

SiteLink Web Edition is a web application that works on a phone — technically. The workflow, however, assumes a manager is present for most steps. Walk-up move-in, delinquency decisions, gate code delivery: all of these have friction points that only make sense if someone is physically at the facility.

UnitFull was designed from the ground up for unmanned operations. The operator PWA is the primary interface, not a mobile port of a desktop app.

The all-in cost

SiteLink’s per-license pricing looks low: $50–$500/mo per site (TrustRadius range), roughly $600/mo for 5 facilities. But that’s just the FMS. The moment you add Storable Payments, you’re at ~$4,100/mo. Add revenue management and you’re approaching $5,600/mo — before gate SaaS fees.

UnitFull: $5,000/mo for FMS, portal, payments (transparent Stripe rates), access integrations, revenue management, and AI voice.

What to ask before deciding

  • What percentage of your rentals start online vs walk-in?
  • How much time do managers spend on delinquency workflow vs closing more units?
  • What’s your all-in monthly software cost including payments and revenue management?

If unmanned operations or mobile-first management is your direction, that’s the comparison that matters.
