I thought everything was included — are there paid add-ons?

Everything you need to run your facility is included in your per-unit price, with no surprise fees — and we'll never move an included feature into a paid add-on. We may offer optional growth services later (transparently priced, never required, on the same one bill) — but nothing you need to operate is ever extra.

What's included in the $1.00/unit Standard tier?

Full FMS + tenant portal, online rental and e-signing, your facility website + hosting on your own domain, ACH and card payments (bundled processing or bring your own), read-only Pricing Intelligence preview (see your projected revenue lift — apply action unlocks on Premium), billing-linked access control + vendor-free open-gate relay, automated lien workflows (multi-state), QuickBooks Online sync (Beta — new invoices & payments sync today; late-fee and refund sync in progress), TCPA / SCRA compliance tooling (Roadmap — target September 2026), mobile-friendly operator tools (works on any phone, nothing to download), free data migration + test conversion, 24/7 tier-1 support, "Data is yours" MSA, Spanish localization for tenant flows. When should I pick Premium over Standard?

Pick Premium ($2.50/unit, $250/mo minimum) when you want full dynamic pricing (two-way, churn-weighted — moves new-rental and existing-tenant rates in both directions on your terms, with downward moves off by default), automated Google Business Profile review collection, and — on the roadmap for September 2026 — AI voice (24/7 inbound + after-hours move-in). Don't take a generic ROI claim on faith: the read-only Pricing Intelligence preview on Standard shows the projected revenue lift on your own portfolio, so you see your actual number before you pay to apply it.

How does payment processing work?

Two paths, your choice at onboarding. Bundled processing — UnitFull handles payments end-to-end with one invoice covering the platform fee and transparent published processing rates (2.9% + $0.30 for cards, 0.8% for ACH). Bring your own merchant account — connect an existing Authorize.net or NMI gateway and keep your current processor relationship. No annual PCI compliance surcharge in either path; card data never touches UnitFull servers. Same options on both Standard and Premium tiers.

How do you bill us each month?

Your UnitFull subscription bills monthly via the payment method on file. You can choose credit card or ACH bank transfer at signup — ACH saves you $5/mo on the platform-fee invoice. Switching between methods anytime is self-serve in Settings → Billing. Your first 30 days are free either way — then you're billed monthly for what you use, with your first invoice about a month after your trial ends.

What's the minimum monthly bill?

Standard minimum is $100/month. Premium minimum is $250/month. A 50-unit facility on Standard pays $100/mo (the rate kicks in at $1.00/unit above 100 units). Premium is designed for operators running 100+ units who are serious about revenue management.

Is there a setup fee or annual contract?

No setup fee. Month-to-month by default on both tiers — first 30 days free, no card required at signup, then billed monthly for what you use (first invoice about a month after your trial ends). Annual plans get 2 months free — pay for 10 months, get 12, still billed monthly (not a yearly lump sum). Premium Annual also ships a free Shelly relay box (US only) for remote access-control integration. Toggle the price card above to compare monthly and annual.

What happens to my data if I cancel?

You get a full export of all your data — tenants, transactions, units, leases, documents — in standard CSV/JSON formats. We delete your data from our systems within 30 days of cancellation. No export fee.

Do you charge extra for access control?

No. The billing-linked gate lockout (auto-suspend on delinquency / restore on payment) and the vendor-free open-gate relay (Premium) are included in the platform fee — no access add-on. You still pay your own gate-hardware and any vendor SaaS costs directly to the vendor. Named gate-vendor integrations (OpenTech, DaVinci) are rolling out.
