  1. Smart access: what's live, what's next

    Smart access — live now

    Open your gate from the UnitFull app with our vendor-free relay (Premium) — no expensive keypad system required. Access is wired to billing: gate access suspends automatically when a tenant goes delinquent and restores the moment they pay, with military (SCRA) protections and a full audit trail. One system, not a hand-off between your FMS and a separate access app.

    Rolling out

    Native integrations with OpenTech INSOMNIAC and DaVinci Lock are in active development — so operators on those systems can manage access codes and sync access status directly from UnitFull.

    On the roadmap

    PTI, Nokē Smart Entry, Sentinel, and DigiGate integrations are planned. We’ll post here the day each one goes live — and we won’t claim an integration until it’s verified working on real hardware.

  2. Pricing restructure — Standard $1.00/unit, Premium $2.50/unit

    Effective today, UnitFull’s platform pricing is:

    What changed

    Standard dropped 43% — from $1.75 to $1.00/unit/month. At 200 units, that’s $200/month instead of $350. At 2,500 units, it’s $2,500/month instead of $4,375.

    Premium dropped 17% — from $3.00 to $2.50/unit/month. Premium minimum raised from $100 to $250/month to keep the tier focused on operators who will actually use the revenue management features.

    Dynamic pricing moved entirely to Premium. Standard no longer includes one-way recommendations. Instead, Standard operators get a read-only Pricing Intelligence preview — your full dashboard, with your actual portfolio data, showing what dynamic pricing would generate. The “apply” action is gated behind Premium.

    Why

    The old $1.75 Standard tier was structurally uncompetitive against entry-tier FMS pricing (ESS, SiteLink) at the 1–5 facility scale. The new $1.00 rate gets us to rough cost parity when you factor in the full bundle (payments + lien automation + accounting + portal). We were leaving small operators on the table.

    The Premium upgrade trigger is now clean: Standard runs your facility. Premium grows your revenue. Dynamic pricing typically lifts revenue 4–10% (industry data). On a 1,500-unit portfolio at $150K/month in rent, that’s $6–15K/month in additional rental income. The Premium upgrade costs $2,250/month at that scale — a fraction of the additional revenue it unlocks.

    The read-only Pricing Intelligence preview makes the upgrade case concrete — operators see the number on their own portfolio, not a marketing-page estimate.

    What didn’t change

    • 24-month rate lock + CPI escalator (capped 5%, floored 0%)
    • All compliance tooling included in Standard
    • Payment processing architecture (bundled or BYO, surcharging toggles)

  3. Public launch — what's in the box

    UnitFull is officially open for self-serve trials. No credit card. No sales call. No 45-minute onboarding call with someone reading from a script.

    Here’s everything that ships in the v1 platform:

    Facility management (FMS)

    Unit grid with real-time status. Lease lifecycle from move-in to move-out. Delinquency state machine with configurable grace periods and automated escalation. Multi-facility portfolio dashboard. CSV import from storEDGE and SiteLink — migrate yourself before you buy.

    Tenant portal

    Self-serve lease signing, payment, and account management. Autopay enrollment. Gate code delivery. Mobile-optimized for operators who don’t want to hear “how do I check my balance?” on a Saturday.

    Payment processing

    Stripe Connect — ACH and card. Transparent, flat published processing rates (2.9% + $0.30 cards, 0.8% ACH), or bring your own merchant account. NACHA-compliant authorization capture on every ACH debit.

    Smart access

    Revenue management (Pricing Intelligence)

    ECRI-based rate recommendations. Automated rate push to available units based on occupancy thresholds you set. The algorithm explains its recommendations — you approve them.

    Compliance

    TCPA consent capture and audit log. SCRA flag on military tenants (delinquency state machine short-circuits). State lien law notice generation with statute citations. PCI-DSS: card data never touches our servers.
