Payment processing

ACH and card. Transparent, flat published rates.

Bundled processing via Stripe Connect, or bring your own gateway (Authorize.net / NMI). ACH bank transfer and credit/debit cards on both paths — and ACH is materially cheaper to process than cards, so every tenant you move to bank-transfer autopay is a recurring saving. Transparent, flat published processing rates on the pricing page (2.9% + $0.30 cards, 0.8% ACH). NACHA-compliant ACH authorization capture on every debit. It's one of seven vendors UnitFull consolidates into a single bill — no separate payments account to reconcile.

Smart access

Gate opens when rent is paid. Locks when it isn't.

This is OneLedger in action — the wired loop that is UnitFull's core. Access knows about billing: UnitFull suspends gate access automatically when a tenant goes delinquent and restores it the moment they pay, with every change written to a first-party audit log. One system, not a hand-off between your FMS and a separate access app — and no lock-in: your data is yours, free to export. You don't need an expensive keypad system either: a vendor-free relay (Premium) opens the gate from the app on hardware you already have. Named gate-vendor integrations are rolling out.

Revenue management

Two-way dynamic pricing and ECRI, built in.

Pricing Intelligence generates rate recommendations based on occupancy thresholds you configure, and explains its reasoning — you review and approve. Standard includes a read-only preview, so you can see the projected revenue lift on your own portfolio before you pay to apply it. Premium adds two-way, churn-weighted pricing that moves rates in both directions on demand, with downward adjustments operator-controlled (off by default). The Existing Customer Rate Increase (ECRI) workflow runs on a schedule you set — no manual rate reviews required. A fail-safe blocks an auction from proceeding if a required rule isn't verified, so a missed step can't become a voided sale.
